Orlando and the central Florida area is naturally predisposed to higher risks from floods, storms and other water emergencies. The key to mitigating losses lies in the speed and efficiency of your response. Water must be quickly extracted, buildings and contents immediately dried and dehumidified, and contaminated items sanitized from their exposure to sewage and other water-borne toxins. Even water leaks or spills are very common. Immediate inspection of floor coverings, structural materials and crawl spaces, as well as prompt removal of all standing water, is critical to reduce or eliminate structural damage and/or mold. Every second matters. As little as two days delay and/or inadequate support from contractors without our specialized equipment and processes can foster the onset of dangerous mold, mildew, and bacteria.

Once the inspection has been completed a scope of work and a critical path plan will be developed, our goal is the fast drying of your property. This plan will follow the guidelines set forth in the IICRC S500 Standard of care. The first step in drying out your water damaged property is to secure all the personal effects from becoming water soaked. All shoes and clothing and papers need to be removed from the floor. The furniture needs to be removed from the wet or affected areas. All non salvageable water logged materials will be removed and disposed of to expedite the structural drying process. Once the non salvageable materials have been removed the remaining standing water will be extracted and dehumidifying equipment will be placed in the water damaged affected areas. This equipment will remove any remaining moisture from the structural building materials and the air. This process can take several days. So as not to prolong the drying process, it is important that all the doors and windows remain shut during this time.
Using the highest powered extraction equipment we can remove most of the standing water within a short period of time. It does not matter if the area is on the 1st or the 80th floor. After all standing water has been removed, the structure must be thoroughly dried to prevent moisture damage or mold growth. The mold that can and will grow after even a small amount of water damage can cause many health problems, and the bad part is that most of the time, you can have the symptoms and most doctors will miss the diagnosis because you do not physically see the mold present. The symptoms can be as simple as headaches, runny nose, rashes, allergies, but can get as serious as asthma, fungus growth in the lungs, internal bleeding, and in some cases, even death.
SIGNS - Visible growth of mold or mildew, Musty odors, Discolorations on carpets, walls, floors, ceiling and windowsills, Building material deterioration, Health complaints, such as allergic reactions, respiratory problems or other mold-related symptoms.
Health Hazards - Susceptibility of individuals to mold-related symptoms can vary, depending of the amount and type of mold and the length of exposure. People with weaker immune systems, such as infants, the elderly and the chronically ill, are most at-risk when exposed to mold.
A variety of physical symptoms have been associated with mold exposures through inhalation or skin contact: 1. Nasal or sinus congestion, Sneezing and/or Asthma aggravation, 2. Dizziness and Headaches, 3. Eye irritation, 4. Sore throat, 5. Flu-like symptoms; Fatigue, Cough, Nausea, Skin irritation (rash or itching), Diarrhea.
Chronic cases of mold exposure may develop pulmonary emphysema (a lung disease in which air sacs are destroyed, stretched or narrowed).
Mold should be treated like hazardous waste.
Florida homeowners and property managers sometimes remove standing water themselves, then neglect to have the area professionally dried because the surfaces look dry or feel “dry to the touch.” However, without the proper assessment equipment, it is impossible to determine how much moisture is still within the structure. And without the proper drying equipment it is impossible to draw that moisture out before it cultivates mold or causes other structural damage.

Using a wet/dry vac or calling your local carpet cleaner to suck up the water, placing a heater to dry the rest, some bleach on a rag and a can of killz will only give you a false sense of security when the facts are that you will have mold growing inside the carpet padding and interior of the wall.
